One number, not a price list.
A five-page site for a local business and a site for a brand launching in three markets are not the same job, so they do not get the same price list. Tell me what you need and I will come back with one number for the build and what is behind it. If it is more than you want to spend, I will say so before we start rather than after.

A site needs somewhere to run, and it needs the occasional change. You decide which of those two are mine and which are yours — before the project starts, not after.
Hosted & maintained
I keep it online and I keep it current. You send me the change, I make it, it is live the same day or the next.
Fixed monthly amount, agreed before we start
- Hosting, domain and certificate — all handled, no account for you to set up
- Small edits included: text, prices, photos, opening hours
- Updates and security patches as they land
- Backups kept, and restored by me if anything ever goes wrong
- You email me the change. No ticket system, no portal, no queue

You take the whole thing and owe me nothing after the invoice. Host it yourself, or hand it to whoever you like.

What counts as a small edit
Changing text, swapping a photo, updating prices or opening hours, adding a block to a page that already exists. A new page, a new feature or a redesign is a project — and I will tell you that before I start rather than put it on an invoice afterwards. Anything outside the hosted package is quoted at an hourly rate, in writing, first.
